These categories cover all the necessary steps from tenant placement to property maintenance and checkout. They’ve intentionally kept additional services as optional “bolt-ons” to give landlords the flexibility to choose only what they need. This flexibility allows you to choose precisely what aligns with your preferences. For instance, you may prefer their administrative support while using your trusted contractors for maintenance.

No Surprises, We Value Transparency

They understand the importance of clarity in our business relationships. Unlike some propositions that may seem appealing on the surface but hide unexpected clauses, we believe in transparency. Some agents require landlords to pay annual management fees upfront, which can affect your cash flow. 

They charge only for the work completed, and if you choose to terminate their contract, the tenant becomes solely your responsibility, without the need to pay for their services, they do not include the “perpetuity” clause within their contracts. 

They provide quotes in advance and adhere to your predefined spend cap for maintenance tasks to ensure you’re never hit with unexpected bills.

They pre-qualify tenants by assessing their employment, income, credit history, and residency status. When a guarantor is involved, they delve into their details to assess their suitability. 

This pre-qualification ensures that only prospective tenants with the means to rent your property get to view it, making the process more efficient. They involve you in the tenant selection process, highlighting elements such as their rental history, how they will care for the property, and their desired occupancy duration etc. This allows you as the Landlord to have peace of mind and make an informed decision.
